Buildings typically using up to 50,000 kwh monthly fits into our small to midsize commercial buildings sphere. Based on the cost per kwh for the utility, that would be buildings spending up to $10,000 per month in electricity. Solar is by far and away the lowest risk investment with a great return for commercial building owners. You pay federal taxes so why not utilize the federal government incentives. The Investment Tax Credit (ITC) is a 30% federal tax credit based on the total cost of the solar system minus any state or utility rebates.

The Modified Accelerated Cost Recovery System (MACRS) allows you to depreciate the solar system over a 6 year schedule. The owner can take 85% of the cost basis of the solar system and depreciate it below:

  • Year 1- 20%
  • Year 2- 32%
  • Year 3- 19.2%
  • Year 4- 11.52%
  • Year 5- 11.52%
  • Year 6- 5.76%

The owner then multiplies that depreciation each year by his or her federal tax rate. That final number is what you can reduce from your tax liability each year.
